More Condos Going Up

The condos will offer 1, 2, and 3 bedroom floor plans with prices ranging from $185,000 to just under $400,000. With all the condos already available in Fayetteville-- the newly completed Legacy building right on Dickson Street, the Underwood Lofts currently under construction, and plans for even more in the Mill District-- can they compete? "They're going to be competing against amenities. Location used to be a big factor, but now I think it's more amenities and price point," says realtor April Hamm. Hamm has condos just down the street from where the new Champions' Club Condos are slated to go up. She says while the location is ideal for students, it's the price that determines what sells. "If it's priced right and marketed correctly it should sell, however we are a little bit oversaturated for the condos. I think price point is a big factor, right now the cheaper seems to go better." A representative for the Champions' Club Condo developers-- based out of Virginia, says they plan to build 91 units the first year, with an option to build more if needed. Despite the mid to upper level prices, the company is confident they will sell because of the location and views. Hamm says what Fayetteville really needs is more affordable housing. "I think affordable housing is something that sells all day long, you always work with first time home buyers. We've kind of gotten out of that price point and kind of gone to the upper end and I think that that's making it really difficult." The Champions' Club Condos should be complete by fall of next year.
